Tenant FAQs

How much deposit will I need to pay?
Your deposit is capped at 5 weeks’ rent (or 6 weeks if your annual rent is over £50,000). It will be registered in a government-approved tenancy deposit scheme within 30 days of receipt.
Can my landlord increase my rent?
Under the Renters’ Rights Act 2025, rent can only be increased once per year via the Section 13 process, with at least 2 months’ written notice. You have the right to challenge any increase you consider above market rate.
What if something breaks in my home?
Report it to us as soon as possible. We’ll log the repair and arrange for one of our trusted contractors to attend. We aim to respond to urgent repairs within 24 hours and routine repairs within 5 working days.
Can I keep a pet?
Under the Renters’ Rights Act, landlords can no longer issue blanket no-pet policies. You have the right to make a reasonable written request, and landlords must respond within 28 days with a valid reason if they refuse.
What referencing checks will be done?
We carry out credit checks, employment/income verification, previous landlord references, and Right to Rent identity checks in line with the law. We’ll walk you through what’s needed clearly before you apply.
Can my landlord evict me without reason?
No. Section 21 ‘no-fault’ evictions have been abolished under the Renters’ Rights Act. Your landlord can only end your tenancy using specific, legally defined grounds — such as wanting to sell the property or move back in.
